The
installation of a sub slab ventilation system will meet
all building codes and EPA standards if you have any
questions about the EPA's standards we will provide
there guidelines to you when giving you a bid.
The
function of the radon system is to draw all soil gases
from beneath the basement slab and vent above the roofline
before they enter through basement walls and the slab.
After
elevating the home the home first thing to be done is
sealing all cracks in the floor along with sealing the
sump crock with a Lexan cover. This will require a submersible
sump pump to be installed if there is a pedestal pump
present.
Next
a 4-inch hole is drilled into the basement floor 9 inches
off the block wall where the drain tile is present.
If there is no drain tile present other locations in
the basement will be used.
Venting
is done with 3-inch PVC pipe. We insert the pip into the 4-inch
hole of the concrete or into the sump pump crock. The pipe
is then routed through the basement and into the garage there
is no interior space used doing this. If it is not possible
to get to the garage from the basement the pipe can also be
vented to the exterior of the home normally in the back or
some location where it can be seen. The fan location is normally
located in the attic, garage rafters, or attached to an exterior
wall. The exhaust pipe must be 10 feet above the ground and
away from any windows to avoid radon entering from the exhaust
pipe.
All
sump pump crocks must be sealed. This prevents
the indoor air from being vented through the system
rather then the soil gases. Pedestal sump pumps
have to be replaced with submersible pumps
In
most homes there is a common basement wall with
the garage. In this case the suction point will
be located 9 inches off the block. The drain tile
will be located next to the movement of air around
the entire slab. This also removes a great deal
of moisture.
Going
through the garage keeps the system from being
seen from the outside and doesn't use any interior
place. The 3 inch PVC pipe takes up very little
space in the garage and is very secure. It will
be very "kid proof" in its durability.
The
fan placement is normally in the attic or above
the rafters in the garage, which is ideal for
gaining power to the fan and staying out of sight.
The fans noise level is that of a computer fan.
When installed correctly.
The
exhaust point should always be placed where it
is seen the least. It also has to have no possible
way radon could reentry the home. While the radon
leeks may have been 4.0 or above this system moves
huge amounts of air and the radon levels coming
out of pip are in the hundreds.
Radon is much lighter air and properly designed
system will exhaust the radon so there is no chance
for exposure.
